Question on a car title transfer.?

I am trying to transfer a car title onto my name. Problem is, is that ANOTHER person (Not the person to which the title is registered) accidentally signed on top of the box titled "Signature of seller" box (Not inside of the box). Would the DMV accept this transfer if the correct owner signs it, or would we have to get the title renewed?
